Entitlement Service
- Conduct due diligence related to proposed project
- Meet with Planning and Building staff as necessary
- Attend and participate in public meetings, as required (Zoning Administrator, Planning Commission, and City Council)
- Submit conceptual exterior façade elevations to the City for review and approval
- Obtain City Planning approval of the proposed exterior façade improvements
Permit Expediting
- Prepare City permit application forms
- Submit plans to City Building Department and Community Design Committee for design review
- Coordinate plan check comments and responses with Client design team if the City requests construction plans and details
- Resubmit revised plans
- Obtaining clearances from different city departments
- Coordinate plan check and permit payments
- Coordinate and attend meetings between designer and project plan examiners to discuss, unresolved plan check item
- Track plan submittals and review dates
Construction Management
- Manage construction documents
- Contractor recommendation
- Prepare bid package
- Evaluate contractor bids
- Prepare construction agreement
- Negotiate agreement with GC on owner’s behalf
- Act as Owner Representative throughout construction
- Coordinate construction schedule and budget
- Assist with City’s inspectors if any issues come up during construction process.
- Approve payment requests
- Approve change order requests
- Coordinate RFIs and submittals
- Site walks and onsite observations
- Generate construction status reports and photo log
- Track project milestones
- Generate punch list
- Collect construction closeout documentation
